One of the most confusing things about buying in Westchase is figuring out what you will actually pay in fees each month. The answer involves three separate layers, and two homes a quarter mile apart can carry very different monthly costs. Here is how it breaks down.
Layer 1: The CDD (Community Development District)
The CDD handles the infrastructure that makes Westchase feel like Westchase: landscaping, parks, retention ponds, signage, entrance gates, and the alleys in West Park Village. It is funded as a non-ad valorem assessment on your annual Hillsborough County property tax bill — not a separate payment, and not billed by the HOA. It is governed by five elected supervisors. Because it rides on your tax bill, a lot of buyers do not realize it is there until they read the fine print.
Layer 2: The WCA (Westchase Community Association)
The WCA is the homeowners association. It runs the two Swim & Tennis Centers, enforces the deed restrictions (CCRs), and funds the staff who maintain community standards. WCA dues are paid directly to the association, and the amount fluctuates year to year with the approved budget. It is governed by seven elected directors.
Layer 3: Sub-Association Fees (some neighborhoods only)
Four of West Park Village's nine neighborhoods carry an additional monthly maintenance fee on top of WCA dues, each with its own property manager:
- Classic Townhomes of West Park Village
- Townhomes of West Park Village
- Traditional Townhomes of West Park Village
- Villas of West Park Village

Why Two Homes Nearby Can Cost Very Different Amounts
Every home in Westchase pays the CDD assessment and WCA dues. But if one home is in a West Park Village sub-association and the home a quarter mile away is a standard single-family home, the first one carries a third monthly fee the second one does not. That difference can be meaningful, and it is easy to miss when you are comparing two listings on price alone.
Verify total dues before purchase. Contact the WCA directly for current dues, check the Hillsborough County Property Appraiser record for the CDD line on your specific address, and if the home is in a sub-association, request that fee from the neighborhood property manager. Never assume — confirm all three layers before you make an offer.
