West Park Village is the neighborhood people fall in love with when they first visit Westchase. It is the walkable, neo-traditional town-center district — roughly 225 acres of the 2,000-acre Westchase development — and it is where I live. Here is the honest picture.
A Mix of Housing, All in One Walkable Place
Here is something people get wrong about West Park Village: it is not a collection of separate sub-neighborhoods. It is one connected, walkable community made up of different types of housing woven throughout. Single-family homes sit a block from townhomes, which sit a block from villas and condos. That mix is exactly what makes it work — it is not carved into zones.
The housing types you will find here include:
- Single-family homes — the higher end of the market, starting in the $700,000s
- Townhomes — several styles, from classic to traditional, spread across the village
- Villas — lower-maintenance attached homes
- Condos — the most accessible entry point, starting around $300,000
- Rentals — yes, people rent here too, and many of them end up buying
That last point matters more than most people realize. A lot of West Park Village residents started as renters, fell in love with the walkable lifestyle, and bought here when they were ready. That was my own story. My wife and I rented an apartment above the Starbucks when we first met back in 2004 — West Park Village had only been built since 1999, so we were almost original tenants. We fell in love with it then and always knew we wanted to be back. We lived around Oldsmar and Westchase in the years between, and eventually landed here for good. Renting first is a genuinely smart way to test whether the neighborhood fits your life before you buy. If you are renting in West Park Village now and thinking about your first purchase, that is a conversation I love having.

Condos start around $300,000. Single-family homes start in the $700,000s and go up from there depending on size, location, and finishes. West Park Village commands a premium over much of Westchase because of the walkability and town-center lifestyle.
Walkability — The Honest Version
The walkability is real. Town center shops and restaurants are reachable on foot, the WPV Swim & Tennis Center is right there, and the CDD maintains the alleys that give the neighborhood its character. That said, here is the honest caveat: there is no public transit. You can walk to dinner and coffee, but you still need a car to commute anywhere outside the neighborhood.
Who It Fits — And Who It Doesn't
West Park Village fits people who want a genuine neighborhood feel, who value walking to dinner over having a big yard, and who like the idea of running into neighbors at the town center. It does not fit everyone. The yards are small. Many homes are alley-loaded with garages off the back. And there is no boat or RV parking.
