Westchase single-family homes are sitting at a median sale price of $792,164 with 22 days on market and a 98.2% list-to-sale ratio. Condos, villas, and townhomes are at $406,416 with 29 days on market and a 97.9% ratio. Both product types are performing well. Neither is showing signs of softening.

What Is Driving Demand

Three things consistently drive demand in 33626. Schools, walkability, and community. All three are strong this summer. Westchase held its Niche rankings as both the number one suburb to raise a family and the number one suburb to live in the Tampa Area for 2026. When buyers are searching Tampa Bay and running into those rankings, Westchase is where they land.

What Sellers Should Know

Inventory remains low. Westchase has a roughly 4% annual turnover rate which means a limited number of homes come to market each year. That dynamic consistently supports strong prices. If you are thinking about selling, you are not entering a crowded field.

What Buyers Should Know

Well-priced homes are still moving fast. 22 days on market for SFH means if you see something you like, you have a short window. Getting pre-approved before you start looking is not optional in this market. It is the cost of admission.
