Westchase is the Master-Planned Community
Westchase is the broader master-planned community in zip code 33626. It was developed in the 1990s and encompasses thousands of homes across multiple sub-neighborhoods including The Greens, The Vineyards, Glencliff, The Fords, The Shires, Radcliffe, Harbor Links, Keswick Forest, and more.
West Park Village is the Heart of It
West Park Village is a specific sub-neighborhood within Westchase and it is the one that gets people emotional. It is the walkable, mixed-use town center: tree-lined streets, front porches, restaurants and shops you can walk to, and a density of community life that you do not find in most of Tampa Bay.
Why It Matters for Buyers
If walkability is a priority, West Park Village specifically is what you want. Not all of Westchase is walkable. WPV homes also tend to be townhomes rather than single-family, which means different price points, HOA structures, and maintenance responsibilities.
Why It Matters for Sellers
West Park Village has its own identity and its own buyer pool. Marketing a WPV townhome the same way you would market a Westchase SFH is a mistake. The buyers are different, the lifestyle pitch is different, and the comps need to reflect that.
