Westchase is a great first home market. The schools are excellent, the community is established, and the neighborhood holds its value. If you are buying for the first time and you are looking at 33626, here is what you need to know.
Get Pre-Approved Before You Look
This is not optional in Westchase. Well-priced homes move in under three weeks on average. If you find something you love on a Saturday and you do not have a pre-approval letter, you will lose it before Monday. Talk to a lender before you start touring homes. I have a lender I trust who can get this done fast and we offer a $3,000 lender credit to buyers who use our preferred partner.
Understand What You Are Buying
Westchase has multiple product types. Single-family homes, townhomes, condos, and villas all exist within 33626. Each has different HOA structures, maintenance responsibilities, and price points. A West Park Village townhome and a Waterchase single-family home are very different purchases even though they are in the same zip code. Know which product type fits your life before you start making offers.
HOA Is Part of the Deal
Almost every home in Westchase has some form of HOA. The fees are reasonable for what you get and the community is well-maintained because of them. Factor HOA dues into your monthly budget from the start so you are not surprised at closing.
Think Long-Term
Westchase has a roughly 4% annual turnover rate. People who move here tend to stay. When you buy here you are not just buying a house. You are buying into a community with strong schools, established infrastructure, and a track record of holding value. Buy with a five-year minimum horizon and this market will reward you.
